During this period, they will propose any changes that they feel are necessary for their client and may extend it as needed. It is important to minimize the amount of time that the contract is in attorney review as either party may rescind their offer and the seller may entertain additional offers. Our goal is to resolve any addendums to the original contract and have the review period concluded in 3 days or less so that we will have a legally binding contract in place.

Some homes may be sold in "as is" condition meaning what you see is what you get. Do not make the mistake of declining a home inspection even in these situations as we will arrange any level of inspection to confirm that what you see is indeed what you get!
Under Contract: After attorney review has been concluded, your mortgage is underway, all deposits are escrowed and your due diligence and inspections are completed, you are now under contract and ready to close. At this point we will assist you in establishing service with all of the local utility providers at your home and schedule any additional last minute visits that you may need to make for the home. During the remaining under contact period, we will also be arranging for the property survey completion and the bank's appraisal.
Final walk through: Just a few hours before closing, we will have a predetermined time to meet at the subject property. We will conduct a visual walk through inspection so you can confirm the home is still in the same maintenance and condition as when you purchased it. We will also be checking to confirm that the seller's personal property has been removed from the property and that the home is free and clear of any damage and debris.
Closing table: Once at the closing attorney's office, you will be instructed on the entire closing process. The attorney will give you a detailed overview of what each form and document in the closing package contains. He/she will review the closing statement and ensure that all of the figures are accurate. We will be by your side the entire time and will assist until everything is completely understood and accepted by you. After all documentation is signed you are now the owner of a lovely home!
