Land acquisition

Due diligence

Once our team has located a potential building site, we work with our engineers, legal staff and inspectors to ensure the integrity and developing capabilities of each parcel.

Engineering

In order to guarantee that the proper research and due diligence is conducted, we forward the subject property to our engineering team which advises of the possibilities with each property. An initial overview may determine immediately if we have something worth pursuing. Our highly accredited engineering team handles projects including, and not limited to: individual single family homes, waterfront estates, commercial development and several hundred-unit condominium communities.

Developing

After our team has determined the quality of the property, we begin working with the township, the Department of Environmental Protection (DEP) and the Environmental Protection Agency (EPA) to determine its allowable uses. Prior to beginning any type of developing, our financial team will conduct an advanced cost/benefit analysis in an effort to maximize our clients' return.

Inspectors

Our team has a very strong group of inspectors and field experts which include structural, landscape and waterfront engineers, soil testing firms, septic and well/water inspectors, mold/air quality control experts and wood destroying insect inspectors.

Attorneys

We work with a legal team that handles land use, land development, land acquisitions, land sales, bankruptcy, estate settlements, litigation and anything else pertaining to Real Estate and finances.

Title Company (Hudson Title)

We have an affiliate title company that works closely with our legal and finance teams to ensure that all transactions are closed and insured safely. Our paralegal will generally be able to uncover problems before they occur on a subject property being acquired.

Mortgage loans (GMI)

Our affiliate mortgage company is a great benefit throughout any development project. GMI Home Loans provides investor financing for the initial acquisition and all construction needed to complete the project. They are also able to provide financing for preconstruction purchases as well as purchases during and post completion. This convenience is especially valuable when pre-approving any prospective buyers during the sale of our properties.

A sale of Real Estate in which the gross sales price falls short of the balance needed to satisfy all liens secured by the subject property. Our goal is to gain approval from all lien holders to forgive the marginal amount of unsatisfied debt. In addition, our team will ensure that all fees incurred by the seller during this Real Estate sale are paid in full by the lien holder.
