7 Tips to Help You Sell Your NJ MLS Listed Home

What to do in your own home to sell your NJ MLS listed home more quickly

When the time comes for you to list your home for sale in the NJ MLS, regardless of how long it is on the market it is important to remember that you are not the only one. During this rough time economically, most people are having trouble selling their homes fast, and for the price they are listed for. However, there are many little changes you can do around your home that you can do to hopefully speed up your process just a bit.

See below for what to do to improve your chances of your home being seen on the NJ MLS and shown to potential buyers:

Get inspected

Inspections can recognize problems that could prevent a sale in time to fix them. And if there are no serious problems, an inspection can broadcast that fact to anxious buyers. Letting the buyer know that you have had the house inspected means that the seller as well as the Realtor have nothing to hide.

Finish the "honey do" list

Almost every homeowner has a few minor things around the home that needs to be tended to. Fix ripped screens, broken door knobs, light fixtures, and hammer old nails that stick out, etc. Basically, just address the ordinary household maintenance requirements that many always put on hold. Once you finish this honey do list, your home is one step closer to being listed on the NJ MLS.

Clean your home prior to NJ MLS listing

Scrub some soapy sponges around all sink faucets and fixtures, removing all fingerprints from the switch plates, and remember squeaky clean windows show the beauty of your home! This will greatly benefit the look of your home when it is listed on the NJ MLS. Also, if you have a pet, vacuum all pet hair off couches and rugs, and spray the house with air freshener. Potential buyers may detect a smell that the homeowner cannot smell themselves.

De-clutter your home prior to NJ MLS listing

Too many pieces of furniture make rooms seem smaller than they really are. Move your furniture around to see what suits your rooms the best to seem more spacious and comfortable. Also, clean your garage as if it was moving day; you will be surprised at how much junk you actually throw out.

Neutralize your home prior to NJ MLS listing

Condense items in your home to make it appear more welcoming such as collectibles, hanging pictures, and just about anything else that says "you." If possible, repaint walls with neutral colors to create rooms that give off a more comforting atmosphere. This way, when buyers or sellers view your home on the NJ MLS, they will have a better mental image of what your home consists of.

Tend to the floors

Regardless of whether your carpets and floors are older, they should be spotlessly clean in order to avoid causing hesitation on the buyer’s end. Do not spend an arm and a leg to purchase new flooring, just polish the wood and/or use a carpet stain remover so that dirt and stains appear less noticeable and are more pleasant to look at. Carpets should be steam-cleaned to determine whether they are salvageable.

Rearrange rooms

Make your kitchen look “family oriented” so that buyers feel a sense of warmth and coziness in this area. Hide all workout machinery and extra items around the house, so that space in the home does not seem misused. An old recliner that has no purpose in the living room may look suitable in the master bedroom as a reading area. Repositioning the furniture in your home will make it look more presentable when it is displayed on the NJ MLS.
